The Spazier Development Co. House is significant under Calitomia Register criterion 2 for its association with Monterey
Peninsula real estate developer Morris Spazier. tt is also significant under criterion 3. in the area ot architecture as a good
representative example of quality subdivision design in Pacific Grove at the outset of the Great Depression in 1929-1930
Morris Spazier was a significant real estate developer in Monterey and Pacific Grove in the late 19206 as president of the
Monterey County Holding Company His Spazier Development Co constructed the largest commercial high rise office building in
Monterey, the Occidental Title Insurance Building at 201 W, Franklin in 1929, of which the developer was a leading director.
Spazier was responsible for the development of the Spazier and Country Club Heights subdivisions in Pacific Grove between
1928 and 1932 in anticipation of the completion of the Pacific Grove-Carmel highway: todays Highway AA Spazier's subdivision

ornamental street lights, and restricted as to architecture and setback lines. J.W Swope, who designed the Occidental Office
Building in Monterey and had worked as an architect for the cities Of Portland, Oregon and San Francisco was general manager
and Si:perintendent of construction Physical work began on the Spalier St.tbdivision in 1929 with the construction of 627 Spazier
Ave It was one of the few Tudor Revival- romantic revival styles incorporated into the development Most were in Spanish
Fclectic or Mediterranean forms During the initial construction there were vacant lots between the new homes, some of which
were emptoyeA as model homes. Spazier was developing Country Club Heights at the Same time hoping for a period of active
growth in the community That did not happen and the last of the early homes was built there in 1932 At some point following this
initial building expansion, Spazier returned to Southem California where he had previously been involved with the Burbank
Development Company.
