Review the application and consider a recommendation of approval.
BACKGROUND
Application: AP 16-212 Location: 925 Jewell Avenue
APN: 006-131-008 Applicant: Aaron Tollefson
To allow the demolition of the existing residence and to build a new 2,186 sf one story
residence with a 722 sf detached garage for a total of a 2,908 sf single-story residence.
The proposed development will meet the development regulations set forth in the R-1
zoning district including setbacks and height requirements
DISCUSSION
Staff Analysis
R-1 Zoning Regulations: The allowable maximum building coverage is 40%and the
proposed project site will have a building coverage of 25%. The allowable maximum site
coverage is 60% and the proposed project site will have site coverage of 45%. The
allowable maximum gross floor area is 4,448 sf and the proposed project site will create a
2,925 sf residence.
