Re: 718 Walnut
I am resubmitting an application to consider 718 Walnut for a Historic Home Plague.
Although the home was constructed in 1926 the initial application was not accepted because there
were too many alterations made to the original structure. However, in the intervening time I've
completed a remodel and made the following improvements, listed below. I believe these
improvements have brought the home much closer to its original character.
1) The current "footprint", as defined by the roof, is now much closer to the original outline, see
attached site plan and perspectives. This was accomplished by removing the following
additions made to the original structure: a) the box like enclosure surrounding the front porch,
b) the enclosure surrounding the side porch, i.e., "sun room" and c) the shed roof over the
back porch that extended to the garage roof. Also, a cellar addition which was poorly
constructed and ended up compromising the foundation was removed.
2) The current fenestration is nearly an exact match to the original home. All window frames,
sashes and doors were locally milled using Doug Fir. The only exception is the front door,
which is the original and is made ofRedwood.
3) After removing the stucco shell encasing the original garage it was found to be constructed as
a single wall structure (board and batt), see attached image. Although 720 Walnut was added
in back of the garage in the 1940's, I used an exterior similar to the original garage when
reconstructing both the garage and 720 Walnut.
4) Apparently the 1926 Sanborn map doesn't show a chimney at 718 Walnut, however, the
demolition work showed that the pad ofthe original masonry chimney was poured as part of
the original perimeter foundation, see attached images. Therefore, I believe the Sanborn map
is not accurate in this respect.
Ilook forward to communicating further regarding my efforts in restoring 718 Walnut.
Sincerely,
Luke J. Coletti
