Changes to the Property:
1. The original 1921 structure sits in the middle of two lots. This allowed us to
increase the square footage from 1,400 to 3,800 square foot by adding on to the
front and the back of the house, attaching the garage, and adding space over
the garage itself.
2. Replaced original knob and tube wiring and plumbing to current code standards
and added radiant floor heating throughout.
3. We were issued a historic preservation permit to demolish the historic, termite
infested garage and rebuild a new garage, attached to the house, in its place.
4. We were issued a historic demolition permit to keep the existing footprint of the
house and add a front addition covering over one-third of the original front of
the house.
5. We repurposed unique items/features of the house in new locations: doors,
sinks, cabinets, chandelier, stairs and hardware.
6. The granite you see in the backyard stream and waterfall was jack-hammered
out of the front yard to make way for the foundation for the new living room.
What you love about the house and/or favorite features:
1. When we brought the property in 2000 we used to joke with each other that we
would love the house in 20 years. It only took 6 years, 3 months and 18 days
from the day we bought it to the day the last contractor finished up work-
we¥e well ahead of schedule!
2. We love the way our architect could take the original essence of the house and
transform it to create a home that reflects who we are and still fits the character
of the original house and it's setting within the PG landscape.
3. We also love the way our master craftsmen could interpret the original ideas in
our plans and add their own artistic flair to them.
4. The original house had two beautiful redwood paneled rooms that had darkened
so much with age they appeared a dull black. Our carpenters painstakingly took
every board and batten off the walls, ran each of them through a planer, putting
each piece of wood back on the walls like a jigsaw puzzle, they stained and
sealed them; creating two rooms that are better than the originals.
5. The huge Monterey Cypress, believe it or not is younger than the house; we
designed the entire addition around this beautiful tree.
